| Temecula Real Estate News As of February, 08, 2010 HOUSING: Nonprofit offers online help for struggling homeowners Getting a monthly house payment modified is no easy task, with owners facing reams of paperwork and uncertainty about rules and requirements. Now a private company and a major nonprofit are providing some online tools to help. An alliance of housing counselors operating under the nonprofit umbrella of HOPE NOW has a step-by-step program to help homeowners who are struggling to make monthly mortgage payments determine if they're eligible for government loan modification assistance. The tool, from the for-profit company CounselorDirect, is more comprehensive and helps homeowners figure out how likely they are to get their loan modified even outside of government programs. HOPE NOW's calculator is simple. It's a six-question survey that will determine if homeowners are eligible for the Making Home Affordable program designed to get banks to lower monthly payments. "There are other options available, but in the waterfall of decisions, Making Home Affordable is the first," said Eric Selk, Director of Outreach for HOPE NOW. CounselorDirect's online tool is also available for free ---- the company makes money creating software for its nonprofit partners. The calculator is very detailed, stepping homeowners through a long questionnaire that asks about income, monthly bills, the value of the home, and the value of the loans. It includes an animated graphic that shows how likely the homeowner is to get a loan modification. Andy Firoved, CEO of CounselorDirect, said that too often customers exaggerate their monthly expenses to make their hardship look worse than it is. As a result, they make their disposable income seem too small, and the mortgage servicer rejects their application. "A lender has a sweet spot," said Andy Firoved, CEO of CounselorDirect. "Sometimes you can be off by $100, and making a few lifestyle changes will solve the problem." After the form is complete, homeowners get a rough sense of how likely they are to get their loan modified. If they want more help, they can print out their forms from the software and fax them to CounselorDirect. A nonprofit, federally-certified housing counselor will call the homeowner to try and make a plan. |
